Real estate investing (REI) has always been viewed as a long-term business. People know that real estate takes years to appreciate. That is why there are only a few investors who venture into real estate. You can’t blame other investors if they’re looking for quick win deals. Financial stability today, in the midst of tougher times, is everyone’s concern. The smartest ones, however, know that they can actually make a quick buck investing in real estate.

There are REI methods that can give you profits in just days, and others in just months. You won’t have to wait years just to get money from real estate. Among the most popular forms of short-term real estate investment is wholesale home sales. This is basically putting a property under contract and then finding a buyer for that property. You’ll then assign that contract to another wholesaler or homeowner for a fee. The assignment fee may vary depending on the location of the property and other factors.

Here is a sample transaction. You found a distressed property for $55,000. You pay a few hundred dollars to the homeowner to put your property under contract. Next, you will search for a buyer for that house. It will help if you have a buyers list, or a list of buyers who are ready to buy properties. Send property details to qualified buyers and wait for a response. Don’t forget to change the price of the property before submitting the details. If you want to earn $10,000 for assigning the contract, list the property at $65,000. When you find a buyer, let your title company take care of things for you while you can worry about cashing and spending your check.

Another investment method you can use is home rehab. Also known as fix and flip, you will repair property in this business. Start by buying a cheap property. (By the way, you can contact a wholesaler in your area if you need properties to rehab.) The rehabbers will then make repairs and improvements to the property before quickly selling it to homeowners.

REI through rehabilitation requires more capital but the returns are higher. Most rehabbers seek financing from banks and other lenders due to the huge capital required. There are many sources of financing today, so you won’t have to worry about financing your projects.
